Bozzuto Construction Company (BCC) takes pride in providing our partners and clients with the best possible product and experience. This includes our renovation and capital improvement groups, which renovate roughly 2,000 residences every year. Our dedicated team of experienced renovation superintendents, project managers and—for complex renovation projects involving mechanical, electrical, plumbing or other invasive construction—preconstruction experts, deliver quality service and products that go beyond our clients’ expectations.
Since our inception, BCC has been doing renovations ranging from amenity spaces and corridors to full guts for third-party clients such as Michael’s Organization and Montgomery Housing Partnership. Meanwhile, Bozzuto Management Company (BMC) had a talented renovations team who handled unit upgrades in BMC managed properties. Two years ago, a decision was made to merge BMC Renovations with BCC forming the Capital Improvements or CapX team. The two groups complemented one another and allowed for BCC to diversify further. After CapX joined BCC, the team took a step back to evaluate our processes, leveraging existing systems and streamlining the renovation process. Our focus shifted to brand standards, interior trends and manufacturer-level pricing on finishes to make sure our clients had access to top brands at an unbeatable price. Overseeing all preconstruction and construction for capital improvements and renovations, Director Brian Rennie explained, “The goal for the transition was to incorporate Bozzuto Construction and Bozzuto Management Company’s best practices into CapX, to create an environment where the total product we deliver is top notch. We established efficiencies with respect to pricing and budget building, operational performance, accounting practices and design.” Renovations Manager Freddy Thompson, who has worked on renovations for both BMC and BCC since 2005, agreed saying, “Working on-site for several years, we had all learned different lessons that we used to create best practices together. Today, we have renovated a few thousand residences and we’re looking forward to doing many more.”
Creating these best practices and standards was just the start. We quickly noticed that unlike new construction and complex renovation projects, many of our CapX clients came to us without any plans or specifications. In response, we engaged MSA Interiors, a multifamily interior design firm, to assist us in creating nine current and on-trend design packages to streamline and accelerate the design process for our clients. Each package is approved by BMC leadership and priced in tiers to fit any budget. To make things even easier, we went one step further and installed the designs in our CapX Showroom in Beltsville, Maryland so clients can touch and feel their finish selections prior to installing. To ensure our designs keep up with interior design trends, MSA Interiors will research and update our design packages every 16-18 months, so we’re always one step ahead of the competition.
When you boil it down, we always want to save our clients time and money. Timing is everything. With the amount of skill and experience CapX provides, it takes just 10-15 days to update a residence and have it ready for move-in. With over 15 years of experience managing capital improvement projects, BCC Project Manager Mandy Paquin has taken over the business operations side of CapX.
